Choosing a Real Estate Salesperson

CHOOSE AN AGENT CAREFULLY

You have decided to put your house on the market and you may or may not have worked out what you think it is worth. 

So who do you call in to list and market your most valuable asset?  Often finding the right salesperson can be quite daunting.

You may already have someone in mind, but if you don't there are a few guidelines to follow as you survey the ranks of real estate professionals.

A licensed Salesperson is a qualified Real Estate person working under a Company Brand.

A licensed Agent is a more qualified Real Estate person who has completed further education and manages or owns a Real Estate office.  The licensed Salespeople work under these professionals.

Both an Agent and a Salesperson must be licensed under the REAA 2008.

The first thing to look for is expertise and market knowledge.  An salesperson should be able to answer any relevant question - or be able to find the answer quickly.

When you are selling your home, you also want to be sure the real estate agency will do the necessary work for you.  This includes promoting your home, conducting negotiations and handling all the contracts involved in the sales process.

If you do not have a salesperson in mind, it is often a good idea to ask friends and relatives for references.

Draw up a short list of salespeople and then call them around to meet with them.

It is important to feel comfortable with the person selling your home.  After all, they are going to be in your sanctuary when you are not there and promoting your property on your behalf.

By law the salesperson must provide you with an appraisal when listing your home. 

Beware of the salesperson who promises to sell your property for a sum that seems too good to be true in the current market.  Within a couple of weeks, they could be asking you to reduce your asking price.

As a vendor, you need to listen to your salesperson.  If the message is that your expectations are too high, they probably are.  Although you do not want to undersell your home, you need to be competitive and realistic.

Agencies commissions can vary and beware of the agencies that offer ‘flat fee' deals.

This often reduces the salespersons incentive to secure the best price for you.  In addition the salesperson may ask you to pay for promotional advertising.  Salespeople who offer to pay for your advertising may encourage you to accept an offer for your property that is not the best you may get, so that they can make a quick return on their investment.

Remember that marketing your property efficiently and as widely as possible gives it the best change of selling.

ALWAYS REMEMBER:        You as a Vendor are employing a Real Estate Professional to work for you so be very comfortable that the person you employ is going to work for YOU.
